Loma Parda is an independent-living community for adults 55 and older. At least one member of the household must be 55 or better, and most homes carry income limits under the affordable housing program. One short call to our office is the easiest way to check eligibility for your household.

Income limits are set each year by HUD for Taos County and depend on how many people live in the home. They change annually, so the surest way to know is to call with a rough idea of your monthly income, such as Social Security or pension amounts. We can usually tell you the same day.

Rents for the program homes are a set amount below the market rate, not a percentage of your income, and they depend on your household's income tier and the floor plan you choose. Rates adjust from time to time, so please call the office for today's exact figures and availability.

Not quite, but the two work together. Loma Parda is affordable tax-credit housing: rents on program homes are already set below market, no voucher needed. If you do have a Section 8 Housing Choice Voucher, you are welcome to use it here. Call us and we will walk you through how the programs combine for your household.

When a home is open, there is no waiting list: you can apply right away. When the community is full, we keep a list and call in order as homes come ready. Joining costs nothing and carries no obligation, and we will always tell you honestly where you stand.

Plan on a photo ID, Social Security cards for household members, and proof of income, such as Social Security award letters, pension statements, or recent bank statements. Our office will give you the exact checklist when you apply and help you gather anything missing, at your pace.

The community is a mix of one- and two-story buildings, so many homes sit at ground level with no stairs to climb. Tell us what suits you when you call and we will point you to the right homes as they come available.
