How the program works at Loma Parda
Loma Parda takes part in the federal affordable-housing tax-credit program as a mixed-income community. Most of the 60 homes are program homes with rents capped below the market rate; the rest rent at the market rate with no income test. Program rent is a set amount by floor plan and income tier, never a percentage of what you earn, and neighbors on both sides of the program share the same courtyards and the same management.
Who qualifies
Two things decide it. First, Loma Parda is a 55+ community, so at least one member of your household must be 55 or older. Second, for a program home, your household income must fall below limits HUD publishes each year for Taos County. The limits move with household size and change annually, so one phone call with a rough idea of your monthly income, Social Security and pension included, usually settles it the same day. From there, applying is straightforward.
Section 8 vouchers are welcome
Tax-credit housing and Section 8 are different programs that work well together. You do not need a voucher at Loma Parda, because program rents are already set below market. If your household does hold a Housing Choice Voucher, it is welcome here, and our office will gladly explain how the two combine for you.
